As soon as we agree on the price of your home with you, we offer you a sales contract (mandate) and we draw up a complete sales file. In this file, you will find,the property deed, cadastral data, the municipal building permits and floor plans, as well as your property diagnostics. Based on the sales file, we write up a briefing note. This way all questions that a potential buyer might have, have already been answered in advance. Total transparency makes for a faster and more effective sales negotiation.

In France there are 2 types of mandates: the exclusive mandate (with exclusivity) and the simple mandate (non-exclusive). 
Mandate with exclusivity
This mandate gives Provence Verte - Sotheby's International Realty an exclusive mandate to sell your property. The commission, in this case is 5,5% (including VAT) on the completion of the sale. If you independantly find a buyer, our commission is 2.5% (including VAT) on the completion of the sale. The great advantage of an exclusive mandate is that you know exactly which broker is involved in the sale of your property. We only give the mandate to specially selected colleagues. You will be notified in advance.

With an exclusive mandate, we promote your property in the following ways:
- Media print: 1/4 page in a magazine for the promotion of homes for  sale in Provence.
- A newsletter with the presentation of your property, sent to all of our contacts.
- A proposition of an exclusive offer to all our potential buyers with an adequate budget.
- Presentation of your property for a month in our Private Collection on the Provence Verte - Sotheby's International Realty home site.
- Presentation of your Property on the Provence Verte - Sotheby's International Realty site, tagged "exclusive sale".
- Promotion of your property on a number of exclusive sites via the global network of Sotheby's International Realty®.
- Presentation of your home on diverse promotional social media.

Provence Verte - Sotheby's International Realty has relationships with many partners. Choosing us for an exclusive mandate means that another agent can also find you a buyer. If one of our colleagues finds a buyer, we share the commission. There is no extra cost for you in this situation.
You will receive a quarterly assessment in a report on the status of the sale of your home. Should your house not be sold after three months, we confer on the results to determine an overall sales strategy. Choosing a mandate "exclusivité" with Provence Verte - Sotheby's International Realty significantly increases your chances of a quicker sale at the best price. Dealing with one agency simplifies your life and allows you to create a quality relationship with your real estate advisor. 

Mandate without exclusivity
With a mandate without exclusivity, you can put your property for sale with several brokers. Our commission is in this case 6% (including VAT) on the completion of the sale.
